Waterloo: clearing a villa basement after years of storage

A few months ago we were called for a large-scale job in a stately villa in Waterloo, Walloon Brabant. The owners, in residence for over thirty years, had just sold to move into a single-storey flat. The living rooms were largely prepared, but the real challenge lay in the full basement and outbuildings: decades of gardening tools, old family furniture, unused firewood and assorted bulky items.

As a clearance professional, this kind of job demands very different logistics from a simple city flat.

The challenge: outsized volumes and heavy basement loads

Street access was no obstacle — the driveways are wide — but the volume and weight stored below were: a complete joinery workbench, dozens of bluestone patio slabs under the garden shelter, an attic full of old trunks. A considerable physical load for the team.

Our method on the ground in Waterloo

1. Floor and route protection: rigid panels and protective film on every interior route before touching the first wardrobe.
2. Heavy-material and metal sorting: metal parts, rusted tools, old DIY equipment — selective sorting bins from the start towards the region's approved streams.
3. Phased removal: around 80 cubic metres planned over two days, alternating outdoors (sheds, garage) and indoors (cellar, attic).
4. Final handover clean: emptied, swept basement, then full surface cleaning so the house is impeccable at signing with the notary.

The result: a smooth transition to a new life

Thanks to millimetre organisation, the villa was fully freed within the deadline. The owners approached their move with total peace of mind, rid of decades of accumulated objects. With method and the right equipment, even the most impressive volumes are managed stress-free.
