A house clearance in Belgium touches five regulatory areas at once: succession, tenancy, streets, environment and payments. Here is the 2026 framework in a single guide, including the deadlines that trap families. Our detailed articles dig deeper into each topic.

1. Succession: nothing leaves before the inventory

Until the notary validates the inventory (or without written heir agreement), any permanent removal of goods exposes you to succession concealment charges. The declaration must be filed within 4 months. Details and ideal timing in our post-bereavement guide and 2026 deadlines.

4 months succession declaration
10–15 days E9 street permit
€3,000 cash cap

2. End of tenancy: checkout and notice

In the Brussels Region, the property must be returned empty and clean at checkout, unless otherwise agreed. Plan ahead: a professional clearance takes 1 to 3 days but is booked 1 to 2 weeks ahead in high season (June–September). Keep the invoice and destruction certificate — useful in disputes over abandoned bulky waste.

3. Streets: E9, hoist and LEZ

Truck, hoist or skip on public space = police ordinance + E9 signs, 10 to 15 working days of municipal lead time. The vehicle must comply with the Brussels LEZ. Without a permit: fines and removal at your expense. Our no-lift article details constraints per municipality.

⚠️ Fly-tipping: up to €350

Dumping bulky waste on pavements outside municipal collections carries an administrative fine of up to €350 for a first offence, plus removal costs. Recypark surroundings are under video surveillance.

4. Sorting and waste: Recypark quotas

Brussels-Propreté limits drop-offs to 2 m³ free per day, with special streams (asbestos, WEEE, paint, mattresses). Full details in our Recypark 2026 guide. A licensed professional absorbs these constraints — and provides the sorting slip some notaries and managing agents require.

5. Payments: the €3,000 cash cap

In Belgium, any cash payment between a private individual and a professional is capped at €3,000 per transaction. Above that, bank transfer is mandatory — we offer instant transfer. Always demand a detailed 21% VAT invoice: it serves as proof for joint heirs and insurers.

ℹ️ The reflex that avoids 90% of problems

A written all-inclusive quote + a VAT invoice + a sorting slip: these three documents cover succession, tenancy and environment. If a provider refuses any of them, choose another provider.
